Job Responsibilities:
The intern will support a variety of functions within PGIM Real Estate (Japan) Ltd. including, but
not limited to, transactions, asset management, investment research and client services.

Transactions:
 Underwriting / financial modeling (i.e. cash flow projections, etc.)
 Market research analysis
 Provide support for ongoing due diligence and preparation of materials
(i.e. investment committee memorandums for internal purposes and/or for external clients)
 Assistance of ongoing divestment activities

Asset Management:
 Preparation of asset cash flow projections using ARGUS and internal presentation materials
 Research support for benchmarking exercises and lease negotiations for existing properties
 Gain an overall understanding of asset management and its impact on the fund’s performance
 Obtain and/or enhance software skills used in the real estate industry (i.e. ARGUS, Excel, etc.)

Skills be obtained during Internship:
 Microsoft Office (Word, Excel, PowerPoint), Financial Modeling, ARGUS (preferred), Writing

Compensation:
JPY175,000 per month
- To the extent required by law, the Company will deduct any statutory contributions from the
monthly allowance.
- The intern may be eligible for a monthly commuting allowance in the Tokyo metropolitan area
that will be determined in accordance with Company regulations.

Orientation

Department Orientation
Each intern will be provided with an in-depth review of department functions and activities and the interaction of these activities with the work the student worker will be performing.  The hiring manager or team lead conduct on the day-1.
 
Final report and out-processing
In the week in which an intern's assignment ends, the department manager will provide a final progress report by the educational institution the student attends. The HR department will schedule an out-processing interview to be conducted on the day preceding the student worker's last day of work.

Job Responsibilities:
  • Support projects related to global brand and product development, marketing and Japan consumer trend watching across a variety of categories, including skincare, insurance, food and beverages and travel and entertainment
