Traditionally, real estate development has not been for the faint of heart. In most of the world, permit and construction risk put off many institutional investors. Just like in many things, Japan is different. Obtaining a building permit is fairly straight-forward, the planning process is administrative and objective, construction companies are highly reliable and neighborhood complaints rarely impact development. As a result, the higher returns from development more than offset the higher risk compared to buying stable, income-producing assets. Long-time Tokyo-based commercial developer Seth Sulkin of Pacifica Capital K.K. will talk about his more than 20 years of experience in property development in Japan and why he now focuses on building internationally-branded hotels. He will also discuss how leading institutional investors around the world look at real estate development as an asset class and the extent to which they are willing to allocate capital.
